Year-to-date closed sales for Naples, Bonita Springs and Estero slightly outpaced those for the same period last year, while sales on Marco showed a modest decrease. The number of active listings in the overall market remains steady with the past two years, as does months of supply at 6.1 months as of August 31. The overall average and median sale price showed modest increases.

September was an unusually busy month and “season” seems to be coming earlier this year. Pended sales units in the overall market were up approximately 13% over last year. The even better news is that John R. Wood Properties was up 29%! This means John R. Wood is outpacing the market and gaining market share.

Market news continues to be good and August ends on a positive note for John R. Wood Properties and the Naples real estate market! The challenge remains restocking the shelves with inventory for the upcoming season. The number of available homes and condominiums in the Naples-Bonita Springs-Estero market is at its lowest level since John R. Wood began tracking inventory and absorption rates in 2007. Although available product is historically at its lowest level during the third and early fourth quarters, and the seasonality of the market will cause it to rise over the coming months, the strong demand will cause rapid depletion.

The report for June shows the number of new listings taken year-to-date is up slightly, as it was in the May report. However, on a rolling 12-month basis, this is not the case, and the number of new listings over the past 12 months still remains slightly behind that of the previous year. Additionally, inventory continues to diminish with supply at its lowest point for the year at 4.5 months. The Neighborhood Snapshot Report confirms that single family inventory is down in 21 of the 29 communities which the report tracks, and available condominiums are down in 14 of the 23 communities tracked from their levels in the May report. Both closings and pended sales were brisk in June as the demand for Southwest Florida real estate remains strong.

The Southwest Florida real estate market broke all prior records for closed and pended sales during the first four months of 2014. The last time activity was at this level for the period was 2005, but 2014 has exceeded the previous highs set during that period. The first two weeks of May have been strong as more and more buyers continue to snap up the great values that still exist in the market. Despite the strong demand, average sales price remains 32% below the high set for the first four months in 2006. Inventory is down in all price categories with the exception of properties priced above $5,000,000.

September is notoriously the slowest month for real estate in Naples. And yet, there was a 22% increase in pending sales this September over September 2011. Plus, when looking at third quarter overall, pending sales jumped 12% in third quarter 2012 compared to third quarter 2011.
